The amount includes $3000 for rent arrears.

The ruling by the Tenancy Tribunal adjudicator, Belinda Harvey, said the damage to the house in Mount Roskill in Auckland was "beyond fair wear and tear".

She said most of the carpet in the house was new when Rosana Farani arrived in 2014, but was removed and the wooden floor painted pink.

Ms Farani also painted the front porch pink and left five holes in the walls.

Rubbish was also left in the house when she left last year.

Ms Harvey calculated Rosana Farani owed $3000 in rent arrears and $2000 for repairs.

Ms Farani did not appear at the hearing.
