Manukau City Council says it had no reason to believe the site of the latest land slip was unstable.
Geotechnical engineers are working to establish the extent and cause of subsidence in the suburb of Bucklands Beach, where five houses were evacuated on Monday.
A public walkway beneath Clovelly Road is also cordoned off for safety reasons.
Economic director Rick Walden told Morning Report that there has been a lot of geotechnical history at the site, but nothing to raise safety concerns.
He said it is too early consider whether residents will be able to return to their homes.
One of the evacuated houses belongs to former mayor, Sir Barry Curtis. They are at the top of a cliff overlooking the sea, and the council says one houe is already damaged.
Neighbours say the land is unstable, with trees and rubble breaking away from the cliff.
Residents were allowed to retrieve some of their possessions on Monday.
