Real estate figures for January show the region's now the fourth-highest priced in New Zealand, after Central Otago, Coromandel, and Bay of Plenty.

Real Estate spokesperson Vanessa Taylor said the Northland asking price of $609,000 was up 8.6 percent, while new listings fell by nearly 20 per cent - the biggest drop in the country.

She said the demand was coming mainly from Auckland buyers looking for lifestyle or retirement properties, and finding prices too high in places like Tauranga and Waikato.

Ms Taylor said asking prices for January either fell or remained stable in Auckland, Wellington, Canterbury, Waikato and Otago.
