LIM warning for homeowners from property lawyer

From Nine To Noon, 9:05 am on 9 September 2025

A leading property lawyer says a change to the way natural hazards are recorded on a property's land information file, will put more onus--and risk - on homeowners - both buyers and sellers.

From next month, all land information reports or LIMs will need to include detailed natural hazard analysis about any property.

This will include all known risks around flooding, erosion, landslides, coastal inundation as well as earthquake and liquefaction risk.

They will also have to include information from other authorities such as regional councils and central government.

LIM reports are typically sought by home buyers to help make informed decisions.

The change to be implemented in mid-October, follows a law change passed in 2023.
