Rental accommodation is more expensive than it has ever been before, with the national average rent reaching $480 a week last month.
The Property Investors' Federation says average is from government figures and is $20 a week more than the same time last year and $40 higher than the year before that.
It's blaming the rise on a lack of available housing and on landlords passing the cost of the Healthy Homes Standards onto renters.
