Property rates in Auckland could rise by 3.5% next year.
Mayor Len Brown has proposed this amount as an upper limit and hopes the final figure for next year will be below 3.5%.
However, he has forecast rate rises of up to 5% in subsequent years.
The actual increase faced by individual ratepayers will not be known until a new rates system is finalised next year. It replaces eight previous ones.
